This major design and build project was the second to be secured from Spen Hill Developments on behalf of Tesco Stores. The scheme was won in the face of keen competition by the utilisation of a redesigned groundworks solution and subsequently a further scheme of a similar nature has been awarded to McLaren.
The project involved the construction of a major retail facility involving a food store, non-food retail units, petrol filling station, coffee shop, bistro and the refurbishment of an existing coach house; all totalling some 155k sq ft.
In general the works included a full site strip, demolition, earthworks and retaining walls utilising natural stone geo-lock and traditional concrete. The structure was based on a steel frame with curtain walling to the facades including a continuous glazed canopy.
As well as extensive 278 works, the project also encountered a number of extensive variations during construction. Furthermore, significant tenant fit-out works and major changes to the layout of the Tesco Store were accommodated.
